Living in Tanglewood

Tanglewood is a southwest Fort Worth neighborhood built from the mid-1950s on, running roughly from Simondale Drive to Hulen Street. Spacious ranch and two-story homes, mature trees, and quick access to the shopping and dining at Clearfork are what draw people here.

What's it like to live in Tanglewood?

Living in Tanglewood usually means a 1950s or 1960s brick ranch house in southwest Fort Worth, between Simondale Drive and Hulen Street, though a growing number of lots now have new builds. It sits about five miles from downtown, with Clearfork and the Trinity Trails close by.

It's easy to see why buyers ask about it. The trees are big, a trail runs through it, and there's an elementary school right next door. The catch is that it's also one of the more expensive places on the west side to buy an older house.

Where is Tanglewood?

The Tanglewood Neighborhood Association, registered with the city, lists Mockingbird Lane on the north, Ranchview on the south, Simondale Drive on the east, and Overton Park West and Hulen Street on the west. (City of Fort Worth)

You'll see slightly different lines from other sources, so confirm with the specific address. Overton Park is directly south, and Colonial Hills and TCU are to the northeast.

How did Tanglewood start?

This was farm and ranch land. The western part came from the 1854 Felix G. Beasley Survey and the eastern part from the 1876 James Howard Survey. What's now Bellaire Drive South started as a two-rut dirt road, and a few of today's courts were once a dairy farm. (Wikipedia)

When it was developed, the deed restrictions were strict for the time. Homes had to be brick or stone, with at least a two-car attached garage, and no livestock was allowed. Builders were also expected to work around existing large trees, which is a big reason the canopy looks the way it does now. (CandysDirt)

What kind of homes are in Tanglewood?

Most are single-story ranch homes, with some two-stories mixed in. There's a midcentury modern streak too, low and linear houses from the 1950s and 1960s that sit back under the trees.

That's where the tension is. Historic Fort Worth put Tanglewood on its Most Endangered Places list in 2013 because of teardowns, and it says the pace has picked up since. Older homes are being replaced with much larger two-story houses, and the group has noted a 1956 midcentury modern on Lynncrest Drive among the losses. (Historic Fort Worth)

For a buyer, that means two things. First, on a lot of these sales, you're paying mostly for the land. Second, the house next door might get scraped and rebuilt after you move in. Tanglewood isn't a historic district, so there's no city design review stopping that.

What schools serve Tanglewood?

Tanglewood is in Fort Worth ISD, and Tanglewood Elementary sits right next to the neighborhood on Overton Park Drive West. The neighborhood association even holds its meetings there. (City of Fort Worth)

Don't assume every Tanglewood address goes there, though. In 2020 the district opened Overton Park Elementary nearby to relieve crowding at Tanglewood Elementary, and attendance lines in this area have shifted before. What's near Tanglewood?

Clearfork and Hulen Street cover most of your errands. Places I confirmed were open in fall 2026:

  • Malai Kitchen, 5289 Monahans Ave, Thai and Vietnamese at Clearfork
  • Press Café, 4801 Edwards Ranch Rd, a popular brunch spot
  • Woodshed Smokehouse, 3201 Riverfront Dr
  • Central Market, 4651 West Freeway
  • Barnes & Noble, 4801 Overton Ridge Blvd in the Hulen Shopping Center
  • Hulen Mall, 4800 S Hulen St (Hulen Mall)

For the outdoors, the city's Overton Park greenbelt links Tanglewood south to Foster Park, and the Trinity Trails are close by. (City of Fort Worth)

The honest trade-offs

Tanglewood's strengths are easy to list. The trees are mature. You can get to the trail from your front door, and Clearfork is close enough that a dinner out doesn't take planning. It's also a neighborhood people tend to stay in, which keeps it stable.

The downsides are mostly about money and change. Original homes often need updating, and you're paying land prices to get them. Teardowns are reshaping some streets. And school assignment isn't as simple as the neighborhood's name suggests. One more check: pull up the specific address on FEMA's flood map, especially if the lot backs up to the greenbelt.
