Living in Bella Ranch

Bella Ranch is the newer, gated section of the Bella Communities off US Highway 377, right next to Bella Flora. It's in unincorporated Tarrant County with a Fort Worth mailing address, so there are no city property taxes. Lots start at one acre, the developer has allowed any custom builder, and most homes have gone up since about 2016. School assignment is split between Aledo ISD and Fort Worth ISD, so check the specific address.

What's it like to live in Bella Ranch?

Land and a free choice of builder define Bella Ranch, the newer gated section of the Bella Communities off US 377, just east of Bella Flora. Lots start at one acre, and there's no required builder. It's unincorporated, so there's no city tax, and most of the homes have gone up since about 2016, with some finished in the 2020s.

Think of it as the newer sibling of Bella Flora. If you're comparing the two, look closely at how each gate works, when the houses were built, and what each HOA charges.

How is Bella Ranch different from Bella Flora?

They share a development and a ZIP code, so people lump them together. They aren't the same buy.

  • The gate. Bella Flora has a staffed guard gate. Bella Ranch is gated too, so ask the HOA how entry works and get current dues for both before you compare costs.
  • Age. Bella Flora's homes mostly date from the mid-2000s through the late 2010s. Bella Ranch's mostly date from about 2016 on, so the floor plans and systems are newer.
  • Land. Bella Ranch lots start at one acre, as Bella Flora's do, and the developer has marketed hilltop and creek lots among them.
  • Building. You may still be able to buy a lot here and build. That's not really an option in Bella Flora anymore.

Neither is better. A buyer who cares about a person at the gate will pick Flora. One who wants an acre and a 2019 house will usually land in Ranch.

Where is Bella Ranch?

Southwest of Benbrook along US 377, near FM 1187, right next to Bella Flora. Your mailing address will read Fort Worth, 76126. The whole development covers about 1,000 acres, according to the developer of Bella Crossing, the third neighborhood in the group.

Benbrook's restaurants and the Walmart near I-20 are a straight shot up 377, and Aledo is west. Bella Crossing's developer puts downtown Fort Worth at about 20 minutes, which is fair outside rush hour.

Can I build my own home in Bella Ranch?

That's been the model from the start. The developer, Bella Communities, has marketed these terms for Bella Ranch lots:

  • Lots of one acre and up
  • Any custom builder you choose
  • No deadline to start building
  • A 2,300-square-foot minimum home size

Remaining lot inventory changes, so ask the developer what's left before you get attached to a view.

If you're new to buying land, budget for a survey, a soil and foundation report, a well permit and drilling, and a septic design sized to your home before you settle on a lot price. What does unincorporated mean for Bella Ranch owners?

No city. That means no city property tax, no city water bill, and no city code enforcement. The developer has advertised exactly that: no city taxes and no water fees.

The trade is that you handle your own water and wastewater. Homes here are on private wells and on-site septic. A well needs periodic testing, and an aerobic septic system needs regular service, usually under a maintenance contract. None of it is hard. It's just yours.

Law enforcement comes from the county sheriff. Your tax bill still carries the county, school district, college, and hospital district, so "no city tax" does not mean low tax. Look up the exact taxing entities on the appraisal district site for the lot you're considering. Most of the area is in Tarrant Appraisal District. If a parcel sits near the county line, check Parker CAD too.

Which school district is Bella Ranch in?

It's split, even inside Bella Ranch. When I pulled Tarrant Appraisal District records on Bella Ranch streets, some homes listed Aledo ISD, others listed Fort Worth ISD, and one lot was flagged as split by the school boundary. So I'd never take a listing or a marketing page as the final word.

Verify the address with the district. Aledo ISD lists its campuses on its official site, and its registration office can confirm the zone. For Fort Worth ISD, use the School Finder. If you're comparing Aledo with other options, my post on whether Aledo is a good place to live gives context.

What's close by?

Bella Ranch is quiet by design. For dinner or groceries you're driving into Benbrook. A few places along Benbrook Boulevard that were open when I checked in fall 2026:

  • 3 Parrots Taco Shop, 8737 Benbrook Blvd, for fish and shrimp tacos (site)
  • Paisano's Italian Cafe, 9481 Benbrook Blvd
  • Lone Star Grill, 9413 Benbrook Blvd
  • Jakes Burgers, 9300 Benbrook Blvd
  • Starbucks, 8503 Benbrook Blvd
  • Walmart Supercenter, 8840 Benbrook Blvd

Golfers have Whitestone Golf Club, a public course on 377 between the Bellas and town, with tee times booked online. Benbrook Lake has Corps of Engineers parks, ramps, and a swim beach, with several areas seasonal.

Who is Bella Ranch a good fit for?

Buyers who want an acre or more and a newer custom house behind a gate. It also works for someone who wants to build and isn't in a hurry, since there's no build deadline.

It's a poor fit if you want a planned-community pool and clubhouse or a short walk to anything. If the reassurance of a staffed entrance matters, that's Bella Flora. And if well water and septic make you nervous, spend time learning about them before you shop here.
