What's it like to live in Colonial Hills?

If you've driven the streets around Colonial Country Club, just west of TCU in the 76109 ZIP code, you've been in Colonial Hills, where the homes range from late-1930s originals to brand-new custom builds. It's quiet most of the year. Then May shows up and a PGA Tour event happens next door.

People come here for the location and the trees. You're a few minutes from TCU, the Zoo, and the Trinity Trails, and the streets still feel residential. Prices reflect all of that, so I'll be upfront about the costs too.

Where is Colonial Hills?

It wraps around the Colonial Country Club golf course in southwest Fort Worth, between the TCU campus and the Trinity River. Streets you'll see in listings here include Colonial Parkway, Simondale Drive, and Walsh Court. (Briggs Freeman Sotheby's neighborhood page)

I couldn't find an official, city-published boundary for Colonial Hills the way some neighborhoods have one, and different agents draw the lines a little differently. If a listing says "Colonial," ask which street, because a block can change the price.

Tanglewood is to the southwest, and Westcliff sits south of TCU. Forest Park and the Fort Worth Zoo are just northeast, along Colonial Parkway.

A short history

The neighborhood takes its name from the club. Marvin Leonard founded Colonial Country Club in 1936, and five years later it hosted the 1941 U.S. Open. The club says it's the only one to host a men's U.S. Open, a women's U.S. Open (1991), and THE PLAYERS Championship (1975). (Colonial Country Club)

Homes went up around the course over several decades. One example: the house at 2710 Simondale was designed by architect M.M. Moseley and finished in 1940, and it was one of the first homes on that street. (PaperCity)

What kind of homes are in Colonial Hills?

It's a mix. You'll find traditional two-story homes and Tudor-style houses, along with ranch-style homes and newer custom builds, on lots that are generous by inner-city standards and full of mature trees. (CultureMap Fort Worth)

Because the land is so close to TCU and the club, a lot of older houses have been expanded or replaced. That means two homes on the same street can be 80 years apart in age and wildly different in price. When I pull comps here, I separate the original houses from the new builds, or the numbers don't mean much.

What about the golf tournament?

Colonial has hosted a PGA Tour event nearly every year since 1946, almost always in May. Today it's called the Charles Schwab Challenge. (Colonial Country Club) The 2026 tournament rounds were played May 28 through 31, with practice rounds and events earlier that week. (PGA TOUR)

For residents, that week means more cars and more people around the club. Some neighbors love having it nearby. Others plan errands around it. If you're buying in spring, drive the streets near the course during tournament week before you commit.

Colonial itself is a private club with its own membership process. Buying a house nearby doesn't make you a member.

What schools serve Colonial Hills?

The neighborhood is in Fort Worth ISD. Assignments depend on the exact address and can change, so check the house on the district's School Finder before you make an offer.

What's near Colonial Hills?

A lot, and most of it is close. These were all open when I checked in fall 2026:

  • Fort Worth Zoo, 1989 Colonial Parkway. (Fort Worth Zoo)
  • Forest Park and the Trinity Trails, right along the river.
  • Ol' South Pancake House, 1509 S University Dr. Family run since 1962 and open 24 hours.
  • Dutch's Hamburgers, 3009 S University Dr, across from the TCU campus.
  • Buffalo Bros, 3015 S University Dr, for wings and game days.
  • Woodshed Smokehouse, 3201 Riverfront Dr, Tim Love's barbecue spot on the river.
  • Central Market, 4651 West Freeway, for groceries.

The Shops at Clearfork is also a short drive west if you want more dining and shopping.

The trade-offs

What I like: the location. Downtown and Clearfork are both a quick drive. The trees are big and the lots are roomier than you'd expect this close to a university.

What gives people pause: price, mostly. You're paying for land near TCU and a famous golf course. Older homes often need work, and newer homes tend to be large and expensive. Tournament week brings crowds. And because there's no single official boundary, be careful comparing "Colonial" listings from different sources.

It fits buyers who want an established, close-in neighborhood and are fine paying for the address. If you want a newer house with a big backyard for the same money, the suburbs will stretch your budget further. I compare the two in Living in Fort Worth vs. the Suburbs.
