What's it like to live in Skyline Ranch?
Built between 2007 and around 2020, Skyline Ranch is about 337 homes in southwest Fort Worth, right next to Benbrook, with a creek and a wooded greenbelt running through it. It's inside Fort Worth city limits and served by Fort Worth ISD.
The green space is what sets it apart. Between the greenbelt and a public park, a lot of streets back up to trees instead of another fence. Otherwise it's a regular suburban neighborhood, and that's part of the appeal.
Is Skyline Ranch in Benbrook or Fort Worth?
Fort Worth. The 76126 ZIP code covers both cities, and you'll see listings and websites call Skyline Ranch "Benbrook." Even the homeowners association's legal name, FW Skyline Ranch Residential Association, points to Fort Worth. The HOA is managed by VCM.
Why it matters: you pay City of Fort Worth property tax and get Fort Worth city services. Police and fire come from Fort Worth, not Benbrook. Confirm the water and trash providers on the seller's utility bills. Before you buy, look up the property on the Tarrant Appraisal District site and you'll see every taxing entity on it.
Who built Skyline Ranch?
Wilbow developed it, starting in 2007. On its project page, Wilbow describes a 337-home community with Graham Hart as the builder for the third phase. That phase offered one- and two-story homes from about 2,000 to 3,000 square feet.
Construction largely wrapped up around 2020, so what you'll see on the market now are resales. The late-2000s homes are coming up on their first big replacements, with roofs, water heaters, and HVAC systems now 15-plus years old. That's not a reason to skip them. It's a reason to read the seller's disclosure closely and price it in.
What kind of homes are in Skyline Ranch?
Traditional single-family homes, one and two stories, mostly with three or four bedrooms. Most fall somewhere around 2,000 to 3,000 square feet, which makes it a mid-size neighborhood rather than a move-up luxury one.
If I were shopping here, I'd look hardest at the lots that back up to the greenbelt. Wilbow also mentions cul-de-sac homesites in the later phase. If you find a greenbelt lot, walk the back fence line after a heavy rain. Creek-adjacent lots are pretty, and you want to know how the water moves.
What are the parks and trails like?
This is the neighborhood's best feature. Wilbow's description includes:
- A nine-acre public park with a playground and picnic areas
- A fishing pond, with a trail extension that leads to it
- Wooded greenbelt along Walnut Creek, with mulched nature trails
- Hike-and-bike trails through the neighborhood
According to the HOA, the playground and park are maintained by the city. The HOA also has an active social committee that runs community garage sales, an Easter egg hunt, and National Night Out. Not every HOA bothers.
There's no community pool or clubhouse listed. If a neighborhood pool is a must, look at Ventana, which has two.
What schools serve Skyline Ranch?
Fort Worth ISD. Wilbow marketed Skyline Ranch as part of the Benbrook schools within the district. Boundaries shift as new campuses open on the west side, so run the specific address through the FWISD School Finder before you rely on any listing's school info.
Taxes, HOA, and special districts
Skyline Ranch carries City of Fort Worth tax plus county, Fort Worth ISD, and the other countywide rates. It doesn't appear on the City of Fort Worth's list of public improvement districts. That's good news compared to some newer west-side communities, where a PID assessment adds to the bill. Still, read the title commitment for any special district or assessment tied to the lot.
The HOA is mandatory. During your option period, get the current dues, any transfer fees, and the deed restrictions from the title company or the management company. For a full breakdown of the bill, see my post on how property taxes work in Tarrant County.
What's near Skyline Ranch?
Wilbow pitches the location around highway access: I-20, I-30, Loop 820, and US 377 are all close, and downtown Fort Worth is about 15 miles. For daily errands, Benbrook Boulevard (US 377) is the main strip. These were open as of fall 2026:
- Hoffbrau Steak & Grill House, 8501 Benbrook Blvd, for chicken-fried steak and steaks
- Paisano's Italian Cafe, 9481 Benbrook Blvd
- Lone Star Grill, 9413 Benbrook Blvd, for burgers and chicken-fried steak
- Tacos and Avocados, 9300 Benbrook Blvd
- Starbucks, 8503 Benbrook Blvd
- Walmart Supercenter, 8840 Benbrook Blvd
On weekends, Benbrook Lake has Army Corps parks with boat ramps, picnic areas, and a seasonal swim beach. More on the area in my Benbrook overview.
Is Skyline Ranch right for you?
The trails and greenbelt are the main reason to pick it. The homes are mid-size and priced below the newer master-planned communities, there's no PID on the city's list, and I-20 is close. It works as a first move-up from a starter home, and for downsizers who still want a yard.
On the other side, there's no pool or clubhouse, and the earliest homes have older systems. The Fort Worth-versus-Benbrook confusion can also surprise buyers at tax time if they expected Benbrook's rate. With only about 337 homes, inventory is thin, so when a greenbelt lot comes up, be ready.
