Can You Buy a House in Aledo with Bad Credit? Here's What to Know

Can you buy a house in Aledo with bad credit? Often, yes. FHA allows scores down to 500 with 10% down, the City of Aledo is USDA-eligible, and VA sets no minimum. The harder parts are recent bankruptcies and Aledo's prices.

"Bad credit" means different things to different lenders. To one it's a 560 score. To another it's a 700 score with a foreclosure three years ago. The program you use, and the specific lender, decide what counts.

So instead of a yes or no, here's how each major loan program handles lower credit, what that looks like at Aledo prices, and what you can do in the next few months to improve your odds.

Start with the price you're financing

Aledo is a higher-priced market than Fort Worth. Over the three months ending August 2026, Redfin reported a median sale price of about $505,000 in Aledo. Lower credit often means a bigger down payment, a higher rate, or both, and on a loan that size those differences add up. It's worth knowing your numbers before you fall for a house.

FHA: the most common path with lower scores

HUD's rules for FHA loans, set out in Mortgagee Letter 2010-29, use two thresholds:

  • A score of 580 or higher qualifies for maximum financing, with a down payment as low as 3.5%.
  • A score from 500 to 579 is limited to 90% loan-to-value, so you'd need at least 10% down.
  • Below 500 isn't eligible for FHA.

At Aledo's median, that's roughly $17,675 down at 3.5%, or $50,500 at 10%. That jump is why getting from the 570s into the 580s can matter so much. Lenders can also set higher minimums than HUD's, so compare offers from several lenders.

USDA: a real option in the City of Aledo

The City of Aledo is in a USDA-eligible area. USDA guaranteed loans can offer financing with no down payment for qualified buyers, and the program doesn't set a hard minimum credit score, though lenders may require one. There are household income limits, and eligibility depends on the exact address, so check it on the USDA eligibility map.

One thing to know about Aledo addresses: not every home with an Aledo mailing address is in the city. Walsh, for example, is on Fort Worth's far west side in Aledo ISD. Always check the specific property. My USDA loans in Parker County post covers the program in more detail.

VA: no VA minimum score

For eligible veterans and service members, the VA says a VA-backed purchase loan often requires no down payment as long as the sale price isn't above the appraised value. The VA doesn't set a minimum credit score, but you have to meet both VA and lender credit standards. Lender requirements vary.

Conventional: the 620 floor is gone at Fannie Mae, with caveats

Fannie Mae removed the 620 minimum credit score from its Desktop Underwriter system for loan files created on or after November 16, 2025, according to HousingWire. Its system now does its own risk analysis instead. FHFA said underwriting standards hadn't changed, and lenders and other programs can still set their own minimums. A lower score on a conventional loan can also mean a higher rate and more expensive mortgage insurance.

Bankruptcy and foreclosure: the waiting periods

A low score is one thing. A major credit event has its own clock. For conventional loans sold to Fannie Mae, the Selling Guide sets these waiting periods:

  • Chapter 7 bankruptcy: four years from discharge or dismissal, or two years with documented extenuating circumstances.
  • Chapter 13 bankruptcy: two years from discharge, or four years from dismissal.
  • Foreclosure: seven years from completion, or three years with documented extenuating circumstances and added restrictions.

FHA, VA, and USDA have their own rules for these events. A lender can tell you exactly where you stand under each.

Texas assistance programs need a higher score

If you're counting on down payment help, check the credit requirements first. The Home Sweet Texas program from the Texas State Affordable Housing Corporation requires at least 620 on government loans and 640 on conventional loans. More programs are listed in Texas First-Time Home Buyer Programs.

What you can do in the next 90 days

  • Get your reports. The FTC says you can check your report from each bureau once a week for free at AnnualCreditReport.com. Dispute errors with both the bureau and the company that reported them.
  • Pay on time, every time. A new late payment is the last thing you want on your report while a lender is reviewing it.
  • Bring card balances down where you can, and don't open new accounts before closing.
  • Talk to more than one lender. The CFPB says mortgage credit checks within a 45-day window count as a single inquiry, so comparing doesn't multiply the hit.
